Choosing a roof coating is one of the most impactful decisions in a roof restoration — and one that most homeowners don't realise they have a choice about. The coating determines how long your restoration lasts, how well your home handles heat and rain, and how the roof looks in five years' time.

What Are Roof Coatings?

Roof coatings are liquid-applied membranes that bond directly to the existing roof surface. They're applied as part of a roof restoration after cleaning, re-pointing and repairs are complete — forming a new weatherproof layer over the existing tiles or metal.

A quality coating does several things at once: it waterproofs the surface, adds UV resistance, improves thermal reflectivity, and gives the roof a fresh uniform appearance. Acrylic Coatings

Acrylic coatings are water-based and the most widely used in Australian residential roof restorations. They cure to a durable, flexible film that resists UV degradation well — important on the Central Coast where UV index peaks above 11 in summer. Modern acrylics have high solar reflectance values, meaning they bounce radiant heat away from the roof surface and meaningfully reduce attic temperatures.

They're the go-to for concrete and terracotta tile roofs. Application is straightforward, drying times are manageable, and quality acrylics carry warranties of 10–15 years when applied correctly. The main limitation: they're not ideal for roofs with standing water pooling, as prolonged submersion causes them to soften.

Silicone Coatings

Silicone coatings are solvent-based and cure to an exceptionally durable, permanently flexible membrane. They handle ponding water without degrading — making them the preferred choice for flat or near-flat roofs where water may sit after heavy rain. Silicone stays elastic through decades of thermal movement, reducing the risk of cracking where other coatings might fail.

The trade-off is cost and application complexity — silicone requires more careful surface preparation and tends to attract dirt over time, which can dull the finish. It's also harder to recoat over a silicone surface later if you want to change products.

Polyurethane Coatings

Polyurethane coatings are the most impact-resistant option — useful on roofs that see regular foot traffic for maintenance or where there's a risk of hail. They provide excellent adhesion and can be applied in relatively thin coats while still achieving strong performance. Cost sits above acrylics but below premium silicone systems.

Asphaltic Rubber Membrane Systems

Asphaltic rubber is typically used on commercial flat roofs or as a remediation product for older roofs with significant existing waterproofing failures. It's thick, self-levelling, and bridges surface cracks well. Less common in residential applications on the Central Coast, but valuable in the right context.

For most Central Coast residential tile roofs, a high-quality acrylic is the correct call. For flat sections or low-pitch areas, a silicone or two-part system performs better. Your contractor should be able to articulate exactly why they're recommending a particular product — brand name, specification sheet, and warranty documentation included.

Energy efficiency is a meaningful consideration too. Light-coloured, high-reflectance coatings can reduce roof surface temperatures by 20–30°C on a hot summer day compared to a weathered, dark-oxidised surface. That translates directly to lower cooling loads inside the home.

Choosing the Right Roofing Contractor

The coating is only as good as the application — and the application is only as good as the preparation. These are the non-negotiables when choosing a contractor for roof restoration:

  • Licensed and insured: NSW requires a contractor licence for roof work. Ask for the licence number and verify it on the NSW Fair Trading website.
  • Product specification in writing: Any quote should name the specific coating product, application rate, and number of coats. "Premium paint" is not a specification.
  • Written warranty: Both product warranty (from the manufacturer) and workmanship warranty (from the contractor) should be in the quote documentation.
